For any non-urgent repairs, please use our Maintenance Request Form to notify your property manager.

What Is Considered an Emergency Repair?

Under NSW tenancy legislation, emergency repairs generally include situations that pose a risk to safety, health, security, or may cause significant property damage.

Examples include:

  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • a failure or breakdown of the gas, electricity or water supply to the property
  • a failure or breakdown of any essential service for hot water, cooking, heating, cooling or laundering
  • a fault or damage which makes the property unsafe or insecure
  • a burst water service
  • an appliance, fitting or fixture that uses water or is used to supply water that is broken or not functioning properly, so that a substantial amount of water is being wasted
  • a blocked or broken toilet
  • a serious roof leak.

After Hours Emergencies

If the matter cannot reasonably wait until the next business day and is likely to cause damage, injury, or significant inconvenience, please contact an appropriate emergency tradesperson directly.

Where safe to do so, tenants should also notify Bay Realty Co via email or voicemail as soon as possible.
